Understanding the numbers

What affects the price of a clean?

Cleaning prices are driven mostly by time on site. The size of the home sets the baseline — every bedroom and bathroom adds work — and the type of clean multiplies it. A regular clean maintains a home that is already in reasonable shape; a deep clean goes inside cupboards, behind appliances and into the grout; an end-of-tenancy clean has to bring a property up to the standard a landlord or letting agent will check against an inventory.

Extras such as inside the oven, inside the fridge, interior windows or ironing are priced separately because they vary so much from home to home. Access, parking, pets and the condition of the property also matter, which is why any online figure should be treated as a starting point rather than a promise.

Why regular cleans cost less per visit

When a cleaner visits every week or fortnight, the home never gets far from clean, travel can be planned into a fixed round, and set-up time is shorter. Many cleaning businesses pass part of that efficiency on as a discount for recurring bookings — which is why this calculator only applies frequency discounts to regular cleans, not to one-off deep or end-of-tenancy work.

How to use an online estimate

Use the figure to compare like with like: the same type of clean, the same number of rooms, the same extras. Ask what is included in each service, whether products and equipment are supplied, and whether the price is per visit or per hour. A good cleaning company will confirm a fixed price once it knows the property.

If you run a cleaning business, an instant price on your own website answers the first question most visitors have and filters out enquiries that were never a fit. The cleaning website demo in our library shows the same pattern built into a full site.

How it works

The logic, in plain English

  1. 1

A base price is set for each type of clean (regular, deep, end of tenancy).

  2. 2

Each bedroom and bathroom adds a per-room amount that depends on the clean type.

  3. 3

Offices and houses apply a small multiplier over flats to reflect extra circulation space.

  4. 4

Extras are added at fixed example prices, and regular cleans can take a frequency discount.

Questions

Is this a real quote?+

No. It uses example pricing and does not provide a binding quote. Real cleaners price on local rates, access and condition.

Why does the discount only apply to regular cleans?+

Recurring schedules reduce travel and set-up time per visit; one-off deep and end-of-tenancy cleans do not benefit in the same way.

Do you store what I enter?+

No. The calculation runs entirely in your browser and nothing is sent anywhere.

How is an end-of-tenancy clean different from a deep clean?+

An end-of-tenancy clean is a deep clean aimed at the standard a landlord or agent checks against the inventory, so it usually includes inside appliances, cupboards and fixtures as standard.

Can cleaning businesses use this pricing method?+

Yes — base price plus per-room amounts, extras and a recurring discount is a common, transparent structure. Replace the example rates with your own.
